Prologis plans to start construction of two logistics facilities in Illingen (near Stuttgart, Germany) during the first half of 2024. The two sustainable, all-electric buildings will be built on a 45,000 square meter site in a logistics and industrial area in the north of the city. Distribution center 1 (DC1) will be approximately 13,000 square meters, and distribution center 2 (DC2) will be around 10,500 square meters.
“Once we had planning permission for both buildings, we decided to develop the facilities speculatively,” said Björn Thiemann, senior vice president, regional head Northern Europe of Prologis. “The Illingen site, located near Stuttgart in the southwestern part of the Rhine-Neckar region, has great potential because it’s predominantly home to manufacturing companies. We are confident we’ll soon find customers for the two highly modern facilities.”
One greenfield, one brownfield
DC1 will be built on an undeveloped area of the site, covering approximately 25,000 square meters. Preparatory earthwork will begin in February, and construction is scheduled to start in April. Prologis aims to complete the project in December 2024.
DC2 will be developed on a brownfield portion of the site that covers approximately 20,000 square meters. Demolition of the existing building will begin in February. Earthwork is planned to begin in April. Prologis will start construction of the facilities in June, with completion scheduled for April 2025.
Fully electric and with solar power
“The buildings will be independent of fossil fuels and be all electric with heat pumps, solar and electric charging stations,” said Hans Seckler, director, capital deployment at Prologis. “The roofs are designed in a way that we can install photovoltaic systems. We are also aiming for gold certification from the German Council for Sustainable Building.” Both facilities will be equipped with hybrid doors to allow both trucks and vans to dock for loading and unloading.
