Opportunity
Almost 30 years ago, a facility in Hamburg-Hausbruch was built for the microchip manufacturer Philips. The Philips subsidiary NXP later used the buildings briefly, but vacated them in the summer of2010. In 2011, Prologis, which already owned two other logistics facilities at the location, bought the former Philips site to develop a new speculative facility.
Challenge
Prologis developed the facility on a former industrial site. The old building had to be demolished and the area upgraded to build the new facility. When the opportunity to expand Prologis’ logistics park in Hamburg-Hausbruch arose, Prologis moved ahead with speculative development. The location offered many advantages to future customers. With the revitalization, Prologis created much-needed industrial space to meet strong demand in the Hamburg market.
Solution
Prologis developed a logistics facility covering around 29,800 square meters. After completion,Prologis signed a lease agreement with a logistics service provider that uses the facility as a Europe-wide distribution center for a customer in the games industry. With only a few changes, Prologis met the customer’s precise requirements.
Today, Prologis Park Hamburg-Hausbruch consists of 181,000 square meters of distribution space.The region has ideal transport links to the Altenwerder Container Terminal at the Port of Hamburgand to Hamburg city center. The location also has direct connections to the A7, the north-south axis that links the region to the A1, which offers quick access to the Rhine-Ruhr metropolitan region.
