When it comes to developing logistics facilities, the right location is crucial. Short distances, good connections to local transportation infrastructure and proximity to major metropolitan areas are among the most important factors when searching for suitable locations. Prologis is also committed to ensuring the logistics facilities we develop not only benefit our customers, but also the communities in which we operate. So a good working relationship with local authorities plays a pivotal role in the successful completion of a development project.
Before planning a development, we want to understand the needs of the community. We strive to build long-term partnerships and ensure communities benefit from our logistics properties—particularly by creating jobs for people in the region. In 2016, we developed a 144,000 square meter logistics property for the BMW Group in Bruckberg, located in the Bavarian district of Landshut.
“As a result of a well-known company like the BMW Group coming to Bruckberg, the municipality has become even more attractive as a business location,” says Wilhelm Hutzenthaler, mayor of Bruckberg. “Prologis Park Bruckberg has a positive image in the community, and we are delighted that Prologis chose Bruckberg for this development.” Because of careful planning, the traffic situation in the region has hardly changed since the facility opened. “The volume of traffic caused by the logistics facility blends in with the rest of the traffic from daily commuters to Landshut,” says Hutzenthaler.
The nearly 250,000 square meter property on which the facility was built is one of only a few sites in the region where such an extensive development was possible. “Its size, condition and the property’s access to the local transportation infrastructure perfectly met our customer’s requirements, and it is also located near BMW’s production facilities,” says Alexander Heubes, SVP, country manager Germany, Prologis. “The smooth collaboration with the authorities and administrative offices in Bruckberg and the district of Landshut proved invaluable during the purchase of the site and the development of the logistics facility.”
