Euziel is expanding with Prologis. The two companies signed a lease for approximately 43,000 square meters of logistics and office space in Cologne-Niehl, Germany. The agreement covers an existing facility of about 11,500 square meters and an additional 31,500 square meters of logistics space.
Prologis completed the first construction phase in Cologne-Niehl in August 2020 on a 113,000 square meter industrial brownfield development with three units totaling 31,000 square meters. In addition to Euziel, Ekol (a logistics company) and Flexispot (a manufacturer of ergonomic office furniture) use the facility.
Completion of the second construction phase is scheduled for September 2021. Euziel will use the site as a transshipment base for Europe-wide transports. The logistics facility can be operated around the clock, seven days a week. Euziel's employees will benefit from convenient public transportation links, sports and leisure facilities in the immediate vicinity, and other amenities.

The site in Cologne-Niehl was owned by a mineral oil company since the 1950s and was part of a refinery for several decades. Since 1985, the site has lain fallow. Prologis acquired the property, redeveloped it, and implemented species protection measures in close cooperation with the city of Cologne and other authorities.

Thanks to the good cooperation with Prologis on our logistics center in Datteln last year, we have great confidence that this project will also meet our expectations for a sustainable and pleasant working environment for our employees.”
A Long-Term Focus and Species Protection
Sustainable real estate is part of Prologis' strategy to maintain buildings for the long term. Energy efficiency and species protection play a central role at Prologis Park Köln-Niehl. Toward that end, the project meets the highest technical standards. “We apply various measures to save energy and water,” says Stefan Olesch, director project management, Prologis. “With heat recovery through gas radiators, we aim to save up to 30% energy in heating operations.” The building also features LED lighting systems with intelligent sensor control and daylight dependency, as well as rainwater harvesting and solar thermal to heat domestic water. Office temperatures are controlled by modern cooling technology.
In order to protect local species, the Prologis team created replacement habitat—for natterjack toads, lizards and skylarks—and relocated animals in coordination with the city of Cologne. In the Worringer Bruch north of Cologne, the team implemented ecological compensation measures, which included planting meadows with around 3,000 flowers and grasses.
Realogis provided consulting services in the marketing of the space to Euziel.
About Prologis Park Cologne-Niehl
Once the second phase of construction for Euziel is completed, the logistics facility will comprise a total area of approximately 63,000 square meters and will be fully leased. The logistics park is well connected to the center of Cologne, which is only 10 kilometers away. The A1, A4 and A57 motorways are in the immediate vicinity. In addition, Port of Niehl, Germany's second-largest inland port, is only 6 kilometers away. The drive to Cologne Bonn Cargo airport takes about 25 minutes.
