DÜSSELDORF (September 20, 2016) – Prologis, Inc., the global leader in logistics real estate, has exercised the option to buy a site measuring approximately 65,000 square meters from the City of Hamm on September 15.
The space belongs to the InlogParc Hamm/Bönen intercommunal industrial estate, where Prologis will speculatively develop 31,500 square meters of logistics space with an additional 4,500 square meters of office, social and storage space on the mezzanine level. Construction will begin in November 2016, with completion scheduled for June 2017.
Prologis has made flexibility the focus of the facility concept, which will allow division into six units. The entire logistics center can be rented by a single company or divided among multiple customers. The market-leading design is likely to raise the standards for Class-A logistics real estate in the market: Prologis will install on both sides of the facility a total of 56 ramps and an additional six gates at ground level. The hall will boast a ceiling height of 12.2 meters and accommodate a floor loading capacity of seven metric tons per square meter. InlogParc is connected to public transportation via a bus station.
“We’re constructing the logistics facility near many populous areas with high production density, which promotes shorter distances for logistics, reduces traffic, saves fuel, time and money and in turn benefits both the environment and our customers,” said Philipp Feige, director and market officer, Prologis Northern Germany. “The optimal location in the Ruhr region, which is affected by space scarcity, and the availability of qualified workers in greater Hamm make InlogParc an attractive option – for logistics retailers in particular, as well as other suppliers of logistics services.”
With the A1 and A2 motorways close by, the area offers an exceptional infrastructure. Companies based there can also take advantage of the container terminal in the neighboring Am Mersch industrial estate.
Prologis aims to achieve the gold standard of the German Sustainable Building Council (DGNB) for the facility. Among other things, the company is installing LED lighting throughout the entire facility, an impressive number of skylights and continuous windows. “The high sustainability standards and the quality of the real estate will ensure efficient operations for the initial user, while the building design will guarantee us a high degree of usability by third parties,” Feige said.
Close collaboration with the city and the economic development unit of Hamm enables Prologis to offer its customers spaces at the well-established InlogParc Hamm/Bönen logistics location. “We are very pleased that construction will be starting soon,” said Christoph Dammermann, managing director of the Hamm economic development unit. “Prologis is a strong business partner with great confidence in Hamm as a logistics location.”InlogParc measures approximately 185 hectares, with 85 hectares on the area of the City of Hamm and 100 hectares belonging to the municipality of Bönen.
